The client approached us seeking to develop this 900m2 site in Gwynneville. The site is a low-level block in a medium risk flood precinct. With our planning knowledge and experience working with Wollongong City Council we successfully obtained DA approval for a four-unit townhouse development. This is despite the property being just short of the 18m minimum site width requirement for multi-dwelling / townhouse development.
This client’s original intention was to build an detached dual occupancy. Obtaining DA approval for four residences effectively doubled their original revenue projection on income-generating properties. Each unit boasts a double garage, open plan living rooms and generous private open space.

Conducting a feasibility study for a property’s development potential necessitates a clear understanding of planning legislation and the ability to quickly interpret the Local Environmental Plan (LEP) and Development Control Plan (DCP) of local councils. Once this information is established and applied to the subject site, we then utilise our architectural expertise to closely estimate the number, size, and layout of potential dwellings.
Lien Architects provides a complimentary initial consultation for individuals who own property and are considering land development. We offer guidance on planning legislation compliance, risk assessment related to obtaining approval, and general advice on possible development housing types.
